Central Coast Estate Planning

Estate Planning for Central Coast Families, from Salinas to Santa Barbara to Hanford

From the fields of the Salinas Valley to the Monterey Peninsula, from Santa Cruz and Watsonville to San Luis Obispo and Santa Barbara, and east to Hanford, Visalia and Fresno, Central Coast families have built lives around their land, their work and each other.

The Law Office of Nicole Warmerdam helps individuals, couples, and families across the region create estate plans that protect their homes, farms, and businesses, and keep their families out of probate court.

Why Central Coast estates need a thoughtful plan

Two very different housing markets, one probate system

Home values across the region vary widely. The median home value is about $1.0 million in Santa Barbara County, $898,000 in San Luis Obispo County and $843,000 in Monterey County, compared with about $407,000 in Fresno County and $366,000 in Kings County (July and August 2026).

On the coast, most homes are above California's $750,000 limit for the simplified primary-residence process, so without a trust they go through full probate.

On a Monterey County home at the median value, statutory attorney and executor fees alone come to about $40,000.

In the valley, many homes fall under that limit, but the simplified process still requires a court petition and about six months of waiting,

Wherever you live, a funded living trust is the most reliable way to keep your family out of court.

Proposition 19 and the family home

Many Central Coast families have owned their homes and land for decades and pay property tax on a much lower assessed value under Proposition 13.

Since Proposition 19 took effect in 2021, children can keep that lower tax base only on a family home or family farm, only in certain circumstances and only up to a value limit.

Other land, rental homes and vacation properties are generally reassessed when they pass to children.

We review your options before a transfer happens, when there are more choices.

Planning for aging parents and incapacity

From the Monterey Peninsula to San Luis Obispo, many residents are retired or caring for aging parents, and many adult children live hours away.

A durable power of attorney, an advance health care directive and a trust with a clear successor trustee let the people you choose manage your finances, your home and your care without a court conservatorship, even from a distance.

Military families and veterans

The region is home to Naval Air Station Lemoore in Kings County, Vandenberg Space Force Base in Santa Barbara County, and the Naval Postgraduate School and Defense Language Institute in Monterey, along with many veterans.

Military families need documents ready before a deployment or move, clear guardianship choices for children, and coordination with military life insurance and survivor benefits, which pass by their own beneficiary designations rather than through a trust.

We make sure every piece fits together.

A California law firm since 2013

The Law Office of Nicole Warmerdam serves families throughout California. With roots in both Northern and Southern California, we give our Central Coast clients the same personal attention as our neighbors at home: clear explanations, plans built around their real lives, and an attorney who stays in touch.

For attorney Nicole Warmerdam, the Central Coast is not a service area. It is home. She was born and raised in Salinas, went to high school in Castroville, and still has family in Hanford. She grew up among the farms, small towns and close-knit families that define this region, and she understands what Central Coast families have worked for and what they want to pass on.

Distance is never a barrier to a plan you can count on.
